Value-Boosting Home Design Trends for Fall

The change of the seasons is always a great time to update your home’s aesthetic—and by incorporating a few current trends, you can actually increase your home’s sale price if you’re in the market.

How does good interior design boost your home value?

What’s perceived value? It’s the subjective value that a buyer places on a property, and it can be boosted by things like staging, good landscaping, and well-thought-out design. According to Country Living, a simple redecoration can increase your home’s value by up to…

Buying a home and selling a home can be two of the most stressful — and expensive — life events. And, they often happen at the same time! If you’re looking to buy a home while also trying to sell your home, don’t panic. In this post, we will go over a few tips to help you tackle the buying and selling sides of the real estate market without becoming overwhelmed.

Tips for Buying First

You likely can’t buy and sell a home at the exact same time. So, first, you’ll need to figure out whether you want to buy a home or sell your home first — each has its own set of unique advantages and disadvantages. If you decide to buy first, here are some expert tips to follow:

Pricing Your Home

  • Visit the open houses of comparable homes, as many as possible! List what sets your home apart, both bad and good.  Be realistic.  If you test the waters first by listing at a higher price, then you may be hurting your homes ability to sell.
  • Contact a Realtor and request a Comparative Market Analysis (CMA) from them.  Be upfront and let the Agent know that you are trying to sell your home FSBO.  If your home doesn't get much activity as a FSBO, then you can consider forming a business relationship with the Agent that assisted you. Obtain their credentials before you list your home. (If you get VERY little activity, then your home may be overpriced.)

1. Less Exposure to Prospective Buyers
While we may all agree that the majority buyers will scour the internet to find their next home, it does not equate that if you throw your property on Zillow.com or Realtor.com it will sell. Real Estate Agents have advertising dollars to spend on numerous marketing platforms that will syndicate your property to hundreds of more websites. More than that, they have the network and buyers ready to put an offer in.

2. Buyers come from a Real Estate Agent
The days of selling your house by putting up a for sale sign and in the paper are gone. In order to gain internet traction, you have to syndicate your property to as many channels as possible. With that being said, common real estate websites have great internet…

It's that time of year when the market shifts and shows less inventory. With that being said, this IS the time to put your home on the market. Relocation buyers AND local buyers are motivated to buy especially if they have just put their home under contract or want to be in a new home by late winter or Spring 2020. The Holidays gives buyers more time and flexibility away from work to look at property. The reality is that the Gallatin Valley remains a highly desirable place to live. Lastly, we have seen average days on market decrease this fall.

Note: There can be flexibility to negotiate your closing date. While we can't guarantee this, it's possible.

If you're considering putting your house on the market this winter, we are happy to help guide you…
