We get asked all of the time, how is the market doing in Bozeman?
If you have been on Realtor.com or any other real estate sites, you have probably seen an incredible amount of price reductions. Some properties we have seen have upwards of 3 to 4 price reductions within a matter of 0-60+ days on market. While this is a seller's market, it is incredibly crucial to understand that the market changes and to price your home RIGHT.
What we do know is that the appraisal in most transactions is usually the make or break. An appraiser will grab comparables (sold properties within the last 180+ days) to your property and assess it's market value. It's important to know what are the comparables ("comps") to your property and to have the backing of a "sales valuation" understanding what the realistic number should be to list your property.
We run a sales valuation for every property we put under contract. A sales valuation is not only imperative to our client but also to us as Real Estate Agents.
All we need is your address, email and wa laa!, we should be able to run a sales valuation for you no problem. (Note: Some properties may require a little more information if not available on the MLS).
