I love this quote because no one ever feels GOOD about overpaying for a home.

The reality is that summer time home buying increases your competition and price of homes. Bozeman continues to be a hot market (even during COVID-19). While you don't want to overpay for a home, purchasing a home for its value is the goal.

Here is how I would attack the buying process to see HOW you can get more BANG FOR YOUR BUCK:

1. Better negotiation terms
Hypothetically speaking, a property that was listed last fall and continues to be listed through spring / summer time, the seller COULD BE VERY WILLING TO NEGOTIATE down from the list price. If it is a vacant property, the seller could be sitting on two mortgages and wants to move that property sooner than…

There are a number of unique properties in the Gallatin Valley that allow horses. However, it can be tricky to identify these properties and what areas will allow horses and livestock. To know which ADDITIONAL properties those are, simply EMAIL ME that you are looking for a horse property.  I will easily set up an auto email to be sent to you when horse properties hit the market on the very FIRST day.

Our MLS has advanced filters to identify horse properties where sites like Zillow and Realtor just simply do not have those robust capabilities. Additionally, I can review covenants for a particular neighborhood just to be sure there are no restrictions to be blind sided by. Call / Text Realtor, Marisa Owen at (925) 785-2596 to help your horses find a…

Bozeman Relocation Guide

There are a number of reasons why Bozeman, Montana has become a desirable place to live and relocate to. Bozeman is home to some of the most fantastic fishing spots, plethora of outdoor activities available, world renowned ski mountains, a vibrant downtown, and so much more. I relocated to Bozeman in 2015 from the Bay Area and have found so much appreciation for this community, what it offers, how it's continually evolving and growing, and proud to call this place home.

Downtown Bozeman

Downtown Bozeman is the heart of Bozeman offering great restaurants, retail stores, cafes, bars - you name it. Our strong Bozeman economy is largely part to our vibrant, young downtown atmosphere that attracts tourists…

I was fortunate to have the opportunity to list this turn key and lovingly cared home in the Woodland Park Subdivision.

Beautiful 4 bed, 2.5 bath, 2,500+ SF home located in the Woodland Park subdivision. One of my favorite features about this home was the easy main level living (2,124 SF) that included all the guest bedrooms, 1.5 baths. Additionally the layout yielded a master suite in a separate wing for added privacy. Many homeowners are looking for extra bonus room space which this home had upstairs that could convert to a 5th bedroom (has a door & closet).

It was a fast listing timeframe and packed weekend helping the sellers prep their home, declutter, work through strategies and tips and tricks for best presentation of their home while…

With only 1 day on the market, I sold 310 N 5th Street, Manhattan, Montana. This property was a complete tear down and rebuilt from the ground up in 2017. The property had been left vacant for a number of years uninhabited. Located in close proximity to the Manhattan School, I knew this property would be desirable because of the location but also how turn-key this property is for a new homebuyer. But the market is not always predictable ...

.... with the holidays (listed the week of Thanksgiving), I knew that there would be less buyers available to even look homes. I wanted to ensure this property had as much traction as possible knowing what the worse case scenario could look like...

At 2,100+ sq ft, this property has a complete main level…
